An 129-bedroom co-living development at 39-42 Hill Street in Dublin’s inner city.

Extending to 5,000 sq m over six to seven storeys.

It will have 350 sq m split between 45 sq m of co-working space that could accommodate 20 people; lounge areas totalling 150 sq m; exercise facilities/activities room of 60 sq m; a kitchen/dining area of 25 sq m and café space of 75 sq m. The café will face onto Hill Street and will be open to the public.

An open courtyard at the rear will provide private open space for residents who will join as members.

With 28 kitchen stations, this equates to a ratio of one kitchen station for every five residents. with 22 60sq/m ‘master chef’ kitchens allowing for 4-5 kitchen stations and dining areas for up to 20 people. Other facilities will include social and cultural events; a dedicated events manager; all-inclusive billing; flexible leases and 24/7 security.

The completely new building will replace an existing factory warehouse on Hill Street, which connects Temple Street to Parnell Street East.
